A Sugar Land-based developer is undertaking the task of converting the historic Scanlan Building into a boutique hotel with 140 rooms. The developer, SLTX Capital, plans to transform the 87,000-square-foot structure at 405 Main Street into Houston's first Canopy by Hilton Hotel. Currently, the building is about 30 percent occupied and is set to be fully vacated by the end of the year.
The reconstruction from an office building to a hotel is scheduled to begin in early 2026, with a grand opening planned for the summer of 2027, as reported by the Houston Chronicle.
The Scanlan Building, constructed in 1909, is steeped in history, serving as the first official White House of the Republic of Texas. It was listed in the National Register of Historic Places in 1980 and designated a landmark by the City of Houston in April 2000.
Named after former mayor Thomas Howe Scanlan, who first envisioned the building, the 11-story structure was completed by his seven daughters after he passed away in 1906. The developer intends to preserve the building's original facade, crown molding, marble interiors, and a notable mural of a young boy on a bike, according to The Real Deal.
In addition to updating plumbing, electrical, and mechanical systems, which includes elevators, the plan features a rooftop garden and a fitness center. The Scanlan Building was previously auctioned off last year after its prior owners defaulted on a $7.1 million loan. It had been home to a co-working space known as Level Office, led by CEO Bill Bennett.
